Fair questions


What counts as off-market?

Properties whose owners have agreed to a quiet sale process — no public listing, no sign, no LoopNet. Every property presented has the owner's permission or comes from public record.

Why is it free?

Because I'm a broker, not a media company. The list exists so real deals meet real buyers fast; I'm compensated by commissions on closed transactions, disclosed like any brokerage engagement.

What about deals you own yourself?

Always labeled: "Broker has an ownership interest in this property." You'll never have to guess.

How does the NDA work?

One short mutual NDA per deal before address-level financials. It protects the owner's confidentiality — the reason these deals exist at all.
