How home values moved, ZIP by ZIP
The federal house price index follows the same homes as they sell or refinance, so it shows how values changed without being skewed by which houses happened to sell. Here it is for the metro every quarter, and for each county and ZIP code every year.

How to read this
It measures change, not price. FHFA follows the same houses from sale to sale (and refinance appraisals), so a +5% means homes like these are worth about 5% more than a year ago. It can't tell you what a typical house costs.
It covers conventional mortgages. Only loans Fannie Mae or Freddie Mac bought or guaranteed are in it: no cash sales, jumbo loans or FHA/VA loans. It leans toward the middle of the market.
Small ZIPs move more. A ZIP with few sales can swing on a handful of homes, and FHFA revises these yearly numbers. Read a single ZIP's one-year change with care; the five-year change is steadier.
